Terms & Conditions

Booking

The payment of the full amount confirms the acceptance of the terms and conditions set out below and shall be binding on the persons intending to occupy the premises.

 

Included / Not included

Rates include normal use of water, cost of gas and electricity, housekeeping services of the villa (including clean sheets and towels), and swimming pool maintenance.

Anything included in the ‘Extra Services’ section of listing is not included in the price.

 

Transfers
Airport transfers to and from Santara Villas may be arranged upon request and are offered as a paid service, subject to availability. To facilitate this service, Guests are required to book and complete the Santara Villas Registration Form via website services page to final payment. Accurate flight details for both arrival and departure are required to enable the proper arrangement of airport transfers.

 

CANCELLATIONS

A cancellation fee equal to 50% of the total rental amount will be charged if cancellations made by Guest 7 days prior to arrival date. If the Guests cancellation is made within 24 hrs of the Arrival date, a cancellation fee equal to 100% of the total rental amount will be charged. Please note our recommendation to take out a travel insurance policy that would cover the Guest in case of cancellation due to unexpected personal circumstances.

 

Check In and Check Out
Check in time is on and after 2:00 pm on the day of arrival. Should the villa be available an early check-in can be arranged on the day. Check out time is 11:00 am on the day of departure.

GUEST REGISTRATION

As part of the local requirements, all villa and hotel guests in Indonesia need to be registered with the local authorities within 24 hours of arrival at their destination. This is a very simple procedure and involves the following:

  1. The Villa Staff will take a photocopy of each guest’s passport shortly after arrival at the villa.

  2. A registration form will need to be filled out & signed by each guest

  3. These papers will then be taken to the immediate village registration office

 

No Party Policy

We respect all guests and request to maintain noise levels. No Party Policy means you will be asked to leave the villa if a disturbance is affecting others.

 

No Smoking Policy

Santara Villas is a non-smoking property. Guests wishing to smoke can smoke outside the property.

 

Reception Hours
Weekdays – 8am to 6pm, Weekends / Public Holidays – 9am to 4pm. Guests checking in outside Reception hours please advise the Santara Team, we will then be able to advise the procedure of access and assistance for after hours.

 

Insurance

Santara Villas recommends comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage). Santara Villas is held harmless by you and your party against all claims including any accidents related to the use of the Villa facilities or locally procured third party services such as, but not limited to, watercraft, water sports, jeep or motorbike rental.

Santara Villas shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside Santara Villas control such as civil disturbances, fires, floods, severe weather, acts of God, acts of Government etc.

By acceptance of this contract, it is assumed by Santara Villas that this requirement has and will be complied with in full.

 

Liability

Under no circumstances shall Santara Villas be held responsible for any loss, expense, damage, claim or injury either directly or indirectly, consequential or otherwise whatsoever, however caused or incurred, whether arising in contract or otherwise in law or equity as a result of rendering of the services or accommodation as described or substituted and including, without restricting the generality of the foregoing as a result of any delay(s), substitution(s), rescheduling(s), or change(s) in the provision of services or land accommodation by Santara Villas or by reason military action, revolution or “acts of God”, or by any agents, employees, subcontractors, servants or third parties whatsoever supplying any of the services or accommodations herein or as substituted. If any accommodations and/or services are substituted, Santara Villas always will act in good faith and use its best efforts to substitute with accommodations and/or services or a type comparable to those originally contracted. Santara Villas at their sole and unfettered discretion reserve the right to refuse or discontinue service to any person(s) and/or to second any contract for accommodations or guests’ services.

 

Complaints

If the client, during his/her stay encounters any challenge, problem or considers that he/she has cause for complaint concerning a property, the matter should first be taken up with the villa manager. If a satisfactory solution cannot be found, the client should then report to Santra Villas.

After a settlement and solution is accepted, there are no options to re-open the case again at a later stage. No liability shall arise beyond the refund of the monies paid. We will not honour complaints from a client upon departure or after return home when it is no longer possible to investigate the complaint effectively.

 

Illegal Activities

The Guest agrees to use the villa solely for lawful purposes. Any form of illegal, unlawful, or prohibited activity is strictly forbidden on the premises.

This includes, but is not limited to:

  • Possession, use, distribution, or sale of illegal drugs or controlled substances

  • Any form of violence, threats, or criminal behaviour

  • Prostitution, human trafficking, or exploitation of any kind

  • Gambling activities that are illegal under local law

  • Possession of illegal weapons or hazardous materials

  • Hosting events or activities that violate local laws, zoning regulations, or community rules

The Property Owner or Manager reserves the right to immediately terminate the rental agreement without refund if illegal activity is suspected or confirmed. Law enforcement authorities may be notified where required or deemed appropriate.

The Guest shall be fully responsible for any legal consequences, damages, fines, or penalties arising from such activities and agrees to indemnify the Property Owner against all related claims or losses.

 

Respect for Owner’s Property

The owner should be advised of any breakages immediately. Please do not take away any items from the property at the end of your stay, they do not belong to you. Any items missing will be considered as theft. Please treat your accommodation / owners / fixtures and fittings with respect. Any illicit damage will be charged for. If guests’ behaviour is found to be unacceptable, owners have the right to terminate the rental immediately, no refund will be due. Guests are kindly asked to abide by any rules and regulations set out by the property. Rules and regulations are set out for everyone and help with the management and running of a property. Please kindly abide by them and please be considerate of others.

 

Due Care and Supervision

As part of this agreement Guests are required to take due care when residing at the villa and especially children playing in the gardens; near the entrance from the main road; near or in the pool, on the beach, including the sea. Furthermore, Guests are reminded not to enter the Villa wet, as the floors can be slippery. Injury, damage or injury arising shall not be the responsibility of Santara Villas in any way whatsoever.

 

Valuables

Any valuables left at the property are left at one’s own risk unless they are put in the Villa’s deposit boxes provided. Neither Santara Villas nor the staff is responsible for their loss or damage.

Documentation

All passports, visas, travel insurance documents and health certificate requirements are the clients’ responsibility. The owners and their agents accept no responsibility for any delay or expense incurred through any irregularity in such documents.

 

Data Protection

To complete your booking, we require some personal details from you. We will only use this information to complete your booking and undertake to keep personal details confidential.
